Start with a clear project brief
Before comparing builders, write a short brief. Include the site address, type of project, available drawings, budget range and preferred timing. Separate the features you need from the ones you would like. A consistent brief gives each builder the same starting point and makes their responses easier to compare.
If you are early in the process, say so. You do not need every finish selected to start a conversation, but you do need to explain which decisions are still open.
Ask about relevant projects
Look for work that relates to your project in scale, complexity or construction type. A gallery helps you understand the finished result, but ask about the builder’s role as well. Which parts of the work did they deliver? What were the main site constraints? How was the programme managed?
Ask whether you can speak with a previous client. Useful questions cover communication, changes, problem-solving and the handover experience. A specific example is more informative than a broad promise about quality.
Compare the scope before the price
Two prices can look comparable while covering different things. Check what is included, what is excluded and which items are allowances. Ask how site work, fixtures, external works and project management have been treated. Record the answers in one comparison sheet.

Understand the communication process
Ask who your main contact will be and how often you will receive an update. Discuss how decisions are recorded, how costs are confirmed and what happens when a change could affect the programme. Agreeing these details early can prevent confusion later.
Good communication is practical. You should know what has happened, what is coming next and what the team needs from you. Ask to see the format of a typical progress update.
Discuss the next step
Before committing, understand what happens after the first meeting. You may need further design work, site information or a more detailed scope before meaningful pricing is possible. Ask what information is missing and who will obtain it.
